What we do
From the wellhead to the escrow file.
Well certifications
The well cert, done right the first time.
Selling or buying a home on a well? Your lender wants proof the well makes enough safe water. Superior has certified wells for High Desert homeowners and real estate agents for over 20 years, with reports in plain language, digital photos with every inspection, and billing through escrow so nobody pays upfront.
A real flow test catches what a quick look misses: a weak well, or a dry one with hauled water in the tank.

Deal breakers
Seven things that sink a home sale.
From the field. Every one of these has turned up in a High Desert well cert.
- 01
Low-yield well
It usually gets worse over time, not better.
- 02
Wrong side of the line
Wells are occasionally found on the neighbor’s side of the lot line.
- 03
Hauled water
A dry well with a tank filled by truck can look like it works.
- 04
Vandalism
Pipe, wood or rocks dropped down a well. Often there’s no reasonable fix.
- 05
Shared wells
Community wells with no budget set aside for repairs.
- 06
Salt and sulfur
Lakebed areas can make water undrinkable, even unusable for laundry or irrigation.
- 07
Near a gas station
Leaking fuel tanks can contaminate groundwater.

Local knowledge
Not all desert land sits over good water.
In Lucerne Valley the best water is west of the 4-way stop and south of Highway 18, where wells average about 200 feet. Out in the North Valley they run 400 to 500 feet, produce poorly and can be salty. East of Apple Valley, wells near 600 feet may make 5 gallons a minute.

Well water questions.
My well stopped giving water. What should I check first?
Check the breaker for the well pump. If it has tripped, reset it once. If it trips again, leave it off and call (760) 780-2144.
What is a well certification (“well cert”)?
A well certification is a report, usually required by the lender when a home on a private well is sold or refinanced, confirming the well produces enough water and that the water passes a bacteria test.
Why is High Desert well water so hard?
Groundwater in the Mojave picks up calcium and magnesium from the desert sediments and rock it moves through, so hard water and scale are common.
How do I know if my pressure tank is bad?
The giveaway is a pump that cycles on and off rapidly, pressure that swings quickly between high and low, or a tank that feels heavy and full of water all the way up.
How deep are wells in Lucerne Valley and Apple Valley?
In Lucerne Valley, wells near Highway 18 (south of the highway and west of the 4-way stop) average about 200 feet and rarely exceed 300. North Valley wells run 400 to 500 feet.
